  • Is there a Buyer Agent commission?
    Historically, Sellers will agree to pay a Listing Agent a commission. Then the Listing Agent will list the home on the MLS and offer to split their commission by offering a BAC "Buyer Agent Commission" to a cooperating agent with a suitable buyer. Our flat fee does NOT have a Buyers Agent Commission wrapped into it. You do have the choice if you'd like to offer a BAC and for how much. The Buyer would be responsible for the remaining commission to their agent as outlined in their contract (Often times, these are between 2%-3%). However, current regulations do make this tricky for the Buyer as this difference can't typically be wrapped into their loan. So it's possible a buyer may pass on your home, as they simply will not have the excess cash funds to do so. Although, this is a lot of extra information, we like to ensure you're given all the tools to make an informed decision.
  • Am I able to cancel if I'm unhappy with your services?
    Of course, we are not a bait and switch. We stand by our services and are confident you will be too. If you are dissatisfied for any reason, please give us a chance to correct the issue. Otherwise, if your property is not under contract, you can cancel the listing agreement at anytime by emailing us:
  • Are there any additional Listing Agent fees/commission?
    No – There are no other additional listing fees besides the upfront fee of $195 and a closing fee of $1,800. Historically, a Listing Agent will take a full 3% commission. With us you only pay a low flat fee for our listing services.
  • Can I use my “For Sale By Owner” sign and still post “For Sale By Owner” advertisements?
    No. The Realtor MLS prohibits the use of Non-Brokerage signs and “For Sale By Owner” advertisements. Any other company that tells you otherwise is going against MLS policy. Only Realtors can list properties on the MLS and once listed you are no longer legally by definition a “For Sale By Owner”. You’ll note however that we provide a Brokerage sign for you at no additional cost.
  • How do I make changes to my Listing?
    You can request changes at anytime by contacting your assigned Hero Realtor or our office at 866-550-HERO or via email at
  • Do you cover all areas?
    We cover most metropolitan and surrounding areas on the Wasatch Front. However if you have a listing in a remote location please contact us first to ensure we can cover it before signing up.
  • Is your company a Licensed Real Estate Brokerage?
    Yes, we are a fully licensed and insured Real Estate Brokerage. We are not a third party company like many other flat fee companies. When you sign up with us you can always count on working directly with a true licensed Real Estate Professional.
  • May I offer unique financing? (Rare)
    In most cases we do not service listings that offer uncommon terms such as “Seller Financing” or “Leases with a Purchase Option” (aka Rent to Own) due to the liability cost. Please contact us before signing up and we will let you know if we can provide listing services for you or not.
  • How soon will my listing appear on the MLS after I sign up?
    Within 1 business days from the time we receive photos. - We will arrange a convenient time that works for you, to ensure your home is properly prepared for the photography. We receive photos from the photographer the following business day from the time they are taken.
  • What if I have my own photos?
    In the case you have your own professional photos, we still urge you to have photography done. The company we outsource are one of the best in the industry. If after you see our photos and you still choose to use your own, we can accomodate that. However, I think you'll be pleasantly surprised!
  • I want to be listed as soon as possible, can we list without photos or with photos that I have, and add professional photos later?"
    We highly recommend waiting until after photos to list. When your property is listed, you will get the most views those first few days. We want your home to look at it's best during this time. As the system will not renotify buyers when new photos are added.
  • Do you offer your prices for other types of properties such as: multi-units, commercial, land, etc?"

  • What is the Realtor® MLS?
    The MLS is a shared listing service among licensed Real Estate Agents and Brokers. Members of the MLS input information regarding properties available for sale into a database that is dispersed to all participants in the MLS. All members of the MLS have a right to show/sell an advertised property and are offered a commission should they present an offer that results in the sale of the property. The majority of all home sales are made through listing on the MLS due to its vast reach to thousands of Real Estate Professionals.
